Our Concerns:

  • Maintain the existing lush, wooded buffer at a minimum of 120 feet from residential property lines and by doing so, effectively preserve the mature trees and natural habitat.
  • Develop the 96-acre property in a way that adheres to recommended urban planning practices and gradually transitions the density and scale of development. This will potentially allow the developer to place the detached single-family part of the development to be adjacent to the existing detached single-family lots.
  • The proposed modified drainage and topography on the developer’s property should have no impact on the drainage on adjacent properties.  The proposed retaining wall should not be placed in the existing surface drainage channel which is the current low point for the drainage from the adjacent existing residential properties.  This would result in the complete erosion of the retaining wall foundation, thus compromising its structural integrity.
  • The proposed building heights of six to eight stories is not consistent with our community, especially adjacent to residential single family homes.  The development should respect the scale of surrounding residential neighborhoods.
  • Excessive noise and light pollution caused by above ground parking garages in close proximity  to existing single family homes.
  • Potential exacerbation of overcrowding in the public schools
  • Potential traffic and safety concerns along frequented roadways.
